Chris’s story isn’t an outlier- it’s the current norm. In fact, Schuylkill County homes are, on average, worth 19.3% from last year. 

Let’s zoom out, too. According to The National Association of Realtors, the first quarter of 2022 showed single family homes are worth 15.7% more year over year. 

Some say this bubble will burst in 2023. Others say while buying and selling will slow with rising mortgage rates? Home values will remain high.

You should also know your own ten year plan. If you plan to remain in your current home, you may be able to stretch out until closer to your warranty’s end.

Asphalt VS. Metal: Short Term and Long Term Solutions

The best thing you can do when planning for a new roof? Know your budget. But this also comes into play when calculating how to maximize your investment. 

But before we delve too deeply into this, let’s have a brief refresher on return on investment (ROI). 

Your ROI refers to how much money you’ll get out of what you put in. Take a kitchen remodel, for example. Full-scale kitchen remodels have an average 53.9% ROI. If you spend $25,000 on the remodel, you’re increasing your home’s value by about $13,500. 

Different roofing materials have different ROIs.

This circles back to the importance of knowing your ten year plan. If you’ll remain in your current home for the long haul? Metal roofing is the best use of your investment. Metal has:

• 70 year lifespan 
• Class A fire rating 
• And one of the strongest defense against harsh weather

But if you plan to move? Metal carries a higher price tag than asphalt… and a lower ROI. 

Metal has an average 60.9% ROI. Asphalt, on the other hand, has a 68% ROI, And when it comes to price? Metal costs $6-$13 per square foot, whereas asphalt runs between $5-$8. 

To summarize, asphalt is the best short to mid-term stays….and metal is best for your forever home.

I’m on the phone with a new client in Pine Grove. She and her husband have made the decision to downsize to a smaller home. But with all the new builds and modern subdivision homes available, she’s nervous. Their family home was built in the 1980’s. Will it be overlooked on the market?

So, we’re on the phone, reviewing their budget and deciding the best way to use it to get this house sold to a new owner fast. 

Instead of a new bathroom or a kitchen remodel, I suggested installing a new roof. 

If you’re getting ready to list your house on the market, I’m sure you’ve run across dozens of articles on “The Best Way to Increase Your Home’s Value” and “Realtor Secrets for Selling Your Home.” Most of them will recommend updating the kitchens and bathrooms.

Which is funny because…those are the two things new homeowners are most likely to re-do once they purchase your home!

In this article, I want to show you how investing money inside your home isn’t always the best answer when it comes to boosting its listing price.  

Let’s take an in depth look at what really matters when it comes to calculating your home’s ROI (Return On Investment) and how to spend wisely when it comes to improving your home to sell.

Not planning on selling? This article is still for you! I’ll also share some information on how roof age and material can affect your home’s value, which can be very helpful if you plan on leveraging its equity in 2023.

“What is Return on Investment (ROI)?” 

Imagine this: You’ve decided to renovate your small bathroom. The project will cost an average of $6,500. But after the contractor sweeps up…is your $6.5k just gone? 

Cue: Return on Investment (ROI). 

“Return on investment” is a fancy way of saying- how much money are you going to get out of what you put in. If you buy a classic car for $1,000, spend $5,000 restoring it, and then sell it for $15,000? You just got a $9,000 return on your $6,000 investment. That’s a 150% return on your investment (or- sometimes you’ll see it written as 1.5X)

Some things don’t increase in value just because you put money into them. Your classic car was a special case. You were able to get more money out of it when you sold it than what you put in. 

But with most cars? They start to lose value the moment you drive them off the lot. So if you spend that same $5,000 on changing the upholstery or customizing the paint? You won’t be able to get your $5,000 back out of the car when you sell it. 

Let’s leave the car talk on the road and head back home.

You’ve spent $6,500 on a new bathroom. If you put this home on the market, your bathroom renovation is anticipated to receive a 70% ROI. That means, because of your renovation, your bathroom is worth 70% of your renovation cost more. You spent $6,500 in order to increase your home’s value by $4,550.

“That’s crazy!” you might be thinking- and a lot of homeowners do. “Should my bathroom be worth at least the $6,500 I put in…if not more??” 

Unfortunately, no. To make things even more complicated? That ROI doesn’t last forever. If you spent $6,500 renovating your bathroom in 1999? Your outdated bathroom may actually decrease the value of your home!

And this math doesn’t just matter for homeowners looking to sell. This ROI is how smart homeowners determine what projects to do now- and what to save for later. 

We’ve discussed planning a renovation in phases before, and calculating ROI is an extension of that conversation. If both your roofing and siding need to be replaced and you don’t have the cash to fix both? ROI can help you think about the best project to start with. 

Home renovation ROI is very important for new homeowners, and we’re seeing quite a lot of them! Last year, Pennsylvania home prices rose 14.6%. This number continues to grow. If you’re one renovation short of calling a realtor, calculating ROI is a genius math secret you can use to make the most of your budget.

Now that you’re familiar with the meaning, let’s circle back to the importance of a new roof when increasing home value. 

Can A New Roof Sell Your Home Faster…and For More Money?

Ever heard the saying, “If it’s not broken, don’t fix it’? Although an average asphalt roof needs to be replaced every 30 years, most homeowners won’t bother with such a massive project unless there’s substantial damage. 

If your roof’s still under warranty? This isn’t the article for you. But if your roof’s older than you are? It’s time to consider a replacement. 

According to this 2019 Cost vs. Value Report, a new roof has an average ROI of 68%. Not quite as high as that new bathroom, right? Yes… and no. The National Association of the Remodeling Company found new roofs receive higher appraisal values, by about 109%. 

Your new roof increases your curb appeal, which in turn, increases your home value. (Something as simple as updated landscaping can have a 5-11% increase in value.)

And that’s not all. A new roof also saves money through: 

• Lower insurance rates (Average 20% drop)
• Save on your electric bill (10% decrease) 
• Added protection from water damage (Costs homeowners an average of $2,852 each year) 

But how do you know the best roof replacement for your home?

When choosing a new roof, there’s hundreds of material and color options available. You can read a thorough cost and breakdown of pros and cons of the various options, here. 

But let’s take a look at the factors which affect a new roof’s ROI. The two biggest deciders? Material and color. 

What Roofing Material Has The BEST ROI?

If you’ve read any of our earlier articles, you know we’re big fans of metal roofs. They’re incredibly durable with a lifespan of up to 70 years.

But when it comes to ROI? Asphalt roof comes out on top with a 68% ROI vs Metal at 60.9% ROI. 

The biggest reason for this gap? We all know and love shingles! Asphalt shingle is popular, which means homeowners are more comfortable with it overall. Plus, if all the houses around yours have asphalt shingles, fitting in increases curb appeal. 

People like what they know! 

While material is the largest value factor, it’s not the only one. The color of your roof also plays a huge role. 

Can A Roof’s Color Increase Home Value?

Your roof makes up 40% of your home’s exterior. When a potential buyer is pulling in for that first showing, the color of your roof can have a big subconscious impact on their first impression. 

Potential homeowners look for roofs that 

• Match a home’s facade, 
• Match, or at least complement, neighboring houses
• and have great energy efficiency. 

General perception is that “lighter” equals more efficient. While we’ve debunked that here, your home shoppers likely aren’t reading our blog.

Have you ever had to go into your attic in July to pull out a long-forgotten piece of campaign equipment? Did you feel like you were going to melt before making it out alive? You might have a ventilation problem on your hands!

In the summer, your attic should only be +/-20 degrees hotter than it is outside. 

Hot air rises, so it’s only natural for your attic to be the hottest room in your house. But higher temps than this can affect your home’s structure…and your energy bill!

• Mold and Mildew
• And issues with HVAC systems

• Damage to your asphalt shingles

You might not have the right level of ventilation, even if you do have that recommended ratio installed. 

Why You Might Need More…or Less…Ventilation 

Every home, and ever era of home, is different. 

Modern homes don’t ‘breathe’ the same as pre-1970s construction. Advancements in insulation, window construction, and even design preferences like ceiling height can play into just how much airflow is moving through your home and into your attic.

It’s not uncommon for us to fix or replace damaged roofing on a modern build that could have been prevented through increased ventilation. Development contractors don’t always think about the amount of ventilation a new build will need for longevity!

Schuylkill County: Meet Grow Zone 6B

Ever heard of a grow zone? Before we bought our current home and settled in, I never thought about what plants worked best for our yard. As it turns out? Knowing your grow zone is essential to making solid long-term landscaping choices. 

This term refers to the hardiness of certain plants and helps you find what varietals thrive in differing climates. The United States has ten zones, each based on an area’s average minimum winter temperature.

For example, Pottsville reaches a minimum low of 22°F in winter. Because of this, it falls in the 6b growth zone. Here’s a breakdown across the US: 

Across Schuylkill County, we fall in growth zones 5-6. All of the trees we’re discussing today will fall under this range. 

Growth zone is by far the biggest factor, but it’s not the only one to consider! In this article, we’ll also take a look at: 

• Average tree height 
• How long until the tree reaches maturity
• And how far to plant each tree from your home 

Ready to get started? Here’s the three best trees for Schuylkill County homeowners: 

#1. Red Maple: The Most Resilient Choice

If you have a hard time just keeping houseplants alive- don’t worry! A red maple is the perfect tree for you.  

These trees are the most popular in the US. They can tolerate extreme highs and lows in temperature and can survive in most soil conditions. They span across 3-9 in the growth zone, which makes them perfect for Pennsylvania homeowners. 

Just like our roofs, red maples remain strong against extreme weather. I’d like to think they have another thing in common with our crew’s work: Red maples are gorgeous. 

If you’ve ever looked across the Pennsylvania hills in wonder at the glorious colors? It’s likely the red maple you’re admiring. 

In spring, these trees show off their bright fiery red leaves, accompanied by clusters of flowers: 

In summer the leaves change to green, and then to yellow in the fall: 

Red maples can grow up to 60 feet tall, and 40 feet wide. To account for the size of its mature root system these trees should be planted 20-30 feet away from your home. 

You might be thinking “That’s a long way from my roof! Are you sure this tree will help with energy savings?” 

Trust me. Though this seems like a huge gap, the maple will still provide full coverage at maturity, without threatening your home. For the best natural protection, plant the tree in the direct path of the sun so, at maturity, it shades your house for half the day. 

Most trees take 30 years to reach maturity. However, red maples are fast growers and can reach maturity at just 20 years in optimal conditions.

In a rush for full shade? 

This next tree hits maturity at almost twice the speed of a red maple. 

#2. Weeping Willows: Fast Growers

I’ve always been in love with weeping willow trees. Just look at how dramatic they are: 

These fairy-tale trees are just as well known for their fast growth as for their beauty. Weeping willows grow an average of 2 feet each year, taking 15 years to reach full maturity of 40 feet. 

These trees fall in a 6-9 grow zone and love moist soil. When planted in flat or on low-lying lots, Pennsylvania’s average rainfall of 49 inches offers the ideal climate for weeping willows. 

The only drawback? Weeping willows should be planted 50 feet away from your home. This tree can offer shade by blocking how much sunlight hits your home and keeping ambient temperature down in your yard. It’s full height isn’t often the best fit for direct roof protection. 

If you have a small yard, this isn’t the tree for you. But with ample room to grow? A weeping willow is a gorgeous addition to any style of home.

#3. Birch Trees: Best of Both Worlds

Birch bark is a beautiful tree with deep roots in world history. 

In ancient times, birch bark was used as paper. It’s the national tree of both Russia and Finland. And Native Americans used the bark for the construction of canoes, due to its lightweight and waterproof qualities. 

The reason for its worldwide popularity? Birch trees can grow in almost every climate! With a growth zone range of 2-6, birches thrive in Pennsylvania’s weather. 

Birch trees offer the best of everything, they…

• Can be planted as close as 20 feet to your home 
• Grow at a rate of 12-24 inches per year
• And some varieties grow as high as 70 feet, offering a 30-60 foot range of shade!

Caring for Your Shaded Home

Congratulations- you found the best tree for your home! 

We’ve talked in depth about care for your full-shade roof in the past but let’s take a closer look at how partial shade assists the health of your home’s exterior. 

The shade from a new tree will lengthen the life of your roof but the tree should never touch or scrape against it. While it’s normal for your asphalt shingles to lose granules (known as fall-off) this process becomes dangerous when unnaturally accelerated. Branches scraping against your roof can create bare spots, leading to weak points, and eventually water damage.

Smart homeowners know clean gutters promote a healthy roof. When planting additional trees for coverage, it might change just how often you need to clean them out. For this reason, I’d recommend installing gutter guards. These guards will minimize the amount of debris in your gutters and help protect your roof for years to come. 

Last piece of advice: look out for algae growth on your siding! Additional shade offers the perfect climate for its growth. 

Untreated algae can…

• Create permanent stains
• Lead to wood rot
• And damage your roof’s underlayment

Today, we’ll take a look at the style, and why we love them for Pennsylvania homeowners!

Landscapers, pest monitoring, and home maintenance tasks- the list goes on and on. Protecting your home is a top priority, and homeowners work tirelessly to care for their biggest investment. 

But when it comes to curb appeal? An often overlooked piece of the puzzle is right above your head. Just look up!

Standard 3-tab asphalt shingles and architectural shingles are both made with adhesive and asphalt on a fiberglass backing. So what’s the difference? 

Dimension. 

Unlike flat 3-tab shingles, the contour of architectural shingles can be designed to replicate higher-end cedar shake or slate roofing- but at a lower cost. While architectural shingles are more expensive than their 3-tab counterparts, they still offer significant cost savings over the high-end products they mimic.

And curb appeal isn’t the only (or biggest) reason to make the switch. The biggest point in their favor? Durability. 

Long Live The Shingle 

Many homeowners go into the process of selecting a new roof looking to minimize the impact on their wallet. And if this describes you, it’s understandable. Budgets are a vital part of the consultation process.  

But is this really best practice? 

We’ve talked about how to choose a contractor in the past, and knowing your budget is the most important part of any conversation. But knowing your budget, and choosing materials based on ticket price alone can be a slippery slope. 

Saving money in the short term can mean replacing your roof sooner, especially in an area of the country where we see multiple types of weather. But more on that later. 

If you’re interested in leveling up your investment, architectural shingles are worth a look. Their increased durability means a longer life… which will save you money in the long run.  

Just how durable are they? 

The lifespan of architectural shingles is far above that of the standard 3-tab. When winter sends ice, sleet, and snow, the home covered in architectural shingles can withstand far more abuse. 

Even better? Architectural shingles come with a warranty to match their greater durability. A standard 3-tab roof usually only offers a 20-30 year warranty. But architectural shingles often include a warranty as long as 50 years!

Weather Every Storm

As the snowy days we are currently enjoying (or enduring!) fade into the blossoms of Spring, we can be sure of one thing here in Pennsylvania- thunderstorms are soon to follow. 

We live in what roofers consider a “mixed climate”. This means our roofs have to withstand both the stifling heat of summer as well as the icy cold of winter.

Architectural shingles are composited with a tough fiberglass mat sandwiched between two asphalt layers and then embedded with mineral granules on the top layer. The resulting product is impact resistant, and performs much better at hail testing than standard shingles. Which is good news for Pennsylvania homeowners! It’s not unusual to see hail over 1” in our state. 

A standard architectural shingle can resist wind speeds up to 120 mph.

But why am I bringing up these terrible tragedies now?

As a small business owner, I know how easy it is to overlook non-emergencies. 

In Sean Covey’s amazing time management book The 7 Habits of Highly Effective People, one of his brilliant insights is how to give priority to what in your business. 

Sean uses this matrix of categorizing tasks:

While the book may be more about work/life balance than running a business, I’ve found this matrix of “important” vs “urgent” to be very helpful as we grow at Martin. 

What does this have to do with your work as a commercial property owner? 

Well, if we were to put “roofing” in one of these boxes for you as a business owner…where would it fall? 

If you have a roof that’s not actively causing damage to your retails spaces or rentals, successful property owners know your roof should be in Quadrant 2: Important, but not Urgent. 

Unfortunately, for most busy business owners- their roof is stuck in low-priority Quadrant 4….until, all of the sudden, a major emergency pushes it into Quadrant 1: Crisis.

Spotting damage is the first step to preventing disasters. Let’s look first at preventative commercial roof maintenance, what you can do yourself to keep your roof healthy- before we dive into roofing replacements and repairs.

Ready? Read on.

When to Repair… and When to Replace

First, let’s take a look at what signs of wear you should be looking for on your roof. 

As with all roofs, signs of wear vary with each material. 

Many commercial roofs use ethylene propylene diene monomer, (EPDM) also known as rubber roofing. Rubber roofing is typically installed on flat roofs, and signs of wear for this material differ from asphalt shingles. 

If your building has a rubber roof, here’s how you can check it’s health yourself:

• First, check the edge of the roof. This area is called the flashing. If it’s bent or has come unsealed, it means your roof’s integrity is compromised. The flashing keeps water out of your roof and attic, and must be properly sealed in order to protect it. 

If your flashing isn’t intact- you’ll need to call a professional.

• Next, check your seams. Take a look at where the rubber material meets together. If you see signs that your roofing has started to separate, call a roofing company to help before water damage begins.

And finally, my biggest tip for evaluating EPDM…

• Visit your roof after a rainstorm. At least once a year, check your roof an hour or two after it rains. Flat roofs often have drainage problems. Small leaks can wear away the substrate, causing low areas that are easy to miss when dry. 

If you climb onto your roof after a rain storm and see pooling areas of water or uneven drying- it may be time to have a roofing professional visit and evaluate your roof. 

If your commercial roof is asphalt, check for loose or missing shingles. Oftentimes, you can replace missing shingles. But if your asphalt roof is 20 years or older? It’s time for a replacement.

In general, if your roof is…

• Cracked or blistered
• Has standing water 
• Letting water inside your building

You need to get on the schedule of a qualified roofing company before deep damages happen. When it comes to roofing, an ounce of prevention is truly worth a pound of cure!

America’s Favorite Roof: Asphalt Shingles

Asphalt shingles are installed on over 80% of homes, and have been a popular choice since the early 1900’s. But what began as residential has become a very popular choice for commercial properties, too- especially churches, duplexes, or properties designed to have a more “welcome home” look.

If you’ve read our residential roofing guide, you know the advantages of asphalt shingles. They:

• Last 30-50 years
• Are budget friendly- costing $5-$8 per square foot
• And are the easiest roofing material to install

The great news- all of these benefits apply to using asphalt shingles on a commercial property. 

The downside? Commercial properties aren’t immune from their disadvantages either.

Asphalt is cheap and easy to work with- but it’s not known for durability. Unlike homeowners, who have a single property to look after, commercial property owners have a lot more on their plate. 

If you live in an area with harsh weather, be aware that asphalt is highly susceptible to mold and harsh sunlight can wear down it’s adhesive properties. That might no be a make or break for a homeowner, but if you don’t have time to check in on your roof or are managing multiple businesses- there are other materials to choose from.

Most Popular for Commercial: Rubber Roofing 

We haven’t talked much about rubber roofing on our blog! I’m excited to dive into it a little today. Why? Because this style is one of the most popular choices for commercial use. In fact, it’s almost exclusively used on commercial buildings. 

Invented in 1962, it became popular in the 70’s as asphalt prices rose. But it’s low cost isn’t the only reason it’s stuck around! 

Today, rubber roofing is known for: 

• Fire resistance- it’s actually known to slow the spread of fire
• When correctly installed it can last up to 40 years!
• White rubber roofs reflect UV rays, making them energy efficient and lowering your cooling costs

Rubber roofing is the commercial equivalent of asphalt shingles on residentials. But what are some of the drawbacks of this style? 

Rubber roofing is installed as one continuous piece and requires special tools for the job. It’s not something every contractor has experience with. If not sealed correctly- and believe me, we’ve seen plenty of bad installations- the roof can’t do its job. 

The flashing must also be sealed correctly. Weak points in the flashing allow water inside- potentially costing you thousands in interior repairs.

Asphalt vs Rubber? 

Both materials are known for their easy maintenance and low costs, but which is the better choice for your commercial building? 

Let’s take a look at your roof’s slope.

Rubber is best for flat roof installation. Flat roofs are difficult to protect from water damage, and can lead to major drainage problems. Water that can’t drain from a roof begins to seep into the underlayment, allowing water into your home. (This is also the main cause of ice dams!) 

But because rubber roofs are continuous, there aren’t any seams or weak points for water to seep in. That means EPDM works fantastic if your roof doesn’t have a slope!

But if your commercial building is sloped? Asphalt is the way to go.

The King of Commercial Roofing Durability: Metal

In the past, we’ve discussed how well metal roofs fare on homes. Today, we’re returning to this material’s roots as the top choice for commercial buildings. 

Metal roofs have been popular in America since 1775. In fact, the material has been used around the world since Medieval times. 

Why choose metal for your commercial building? Three reasons: 

#1: Metal has the longest lifespan. Metal roofs can last up to 70 years! That means you’ll only need to install this roofing material once in your lifetime. 

#2: It’s the most durable material. Water resistant? Check. Fire resistant? Absolutely! And newer metal roofing is even dent resistant! 

#3: It’s only a moderate price bump. The added durability and longer lifespan can add up in upfront costs- but not as high as you might think. On average, metal roofing costs $6-$13 a square foot. Plus, much like asphalt, most roofing contractors have experience with the installation process. 

The only reason I wouldn’t recommend metal for commercial roofing? If you plan to sell the building in the next ten years. The pay off for metal roofing is long term- and if you’re selling soon? Asphalt or rubber works just as well for a lower upfront investment.

“How Do I Choose a Roofing Bid For My Commercial Building?”

Congratulations- You choose a material for your new roof! 

But one of the hardest parts of the process for most? Choosing the right contractor.

So how do you choose a roofing contractor for your commercial build? 

Here’s are three steps to guarantee you’re always working with the best.

#1: Get Multiple Project Bids

The shingles on your apartment complex were damaged in last night’s storm. You knew they were getting bad, but looking at the bare spots on your roof? The roof needs to be replaced as soon as possible. 

Or maybe your church’s attic is showing signs of water damage. Costumes from christmas pageants now need tossed- and leftover VBS curriculums are soggy and ruined. 

My point? No one replaces their commercial roof for fun. It’s a response to a problem with your current roof’s structure. 

You’re in a rush! But don’t let the rain pressure you into an emotional, reactionary decision. 

But the best thing you can do when hiring out the job? Be patient. Get multiple quotes. Replacing a commercial roof is a huge task and you want to work with someone who you can trust. 

Comparing bids is a great place to start- but price isn’t everything. If something seems too good to be true? It probably is. If one of your bids is drastically cheaper than others, this means you risk the contractors cutting corners to save time or sliding in extra costs once the project gets going. 

This doesn’t mean you should choose the highest quote, either. By comparing multiple quotes, you’ll have an idea of the cost range and are better equipped to make the right decision.

#2: Research Your Contractors

In the past, referrals were word of mouth only. There wasn’t an option to google companies before working with them and no way to check reviews. But in the age of the internet? Important information is just a click away!

So grab your laptop, and start searching! Check if your contractor has:

• Up to date insurance and licensing
• Experience working with your chosen material
• Excellent reviews

Make sure to check their website, as well as the Better Business Bureau. The more information, the better! 

You aren’t just focusing on the cost. You’re choosing a professional, who respects you and your project. 

#3 Read Through Your Contract

Yes, read the whole thing. And not just that, but ask your contractor to clarify anything you’re unsure about. 

A new roof is a huge installation, and a costly one, too. You should always work with someone you trust. If you’re unsure about your contractors based on the contract? It’s okay to choose someone else. 

Working with a contractor requires a level of trust, and you should establish that before beginning the process. A great contractor is happy to answer any questions throughout any stage of the process.

While it might seem like a new trend, the truth is metal roofs have protected some of the world’s greatest architectural wonders. And while there are some trends we hope we never see again (umm…hello 1980s hair!), when it comes to metal roofing? We’re happy to see it back.

Metal Roofing: History Repeats Itself

You’ve seen metal on the barns dotting the hills along route 143.

But don’t let its country application fool you: metal is historically the roof of kings. Or…at least great architectural wonders.

For instance, did you know the dome of the Roman Pantheon was covered in copper plates when built in 25 BC?

Or that metal was the choice of Medieval-era churches, including wonders like the Hildesheim Cathedral in Germany?

True, today’s metal roofing is vastly different from what was used hundreds of years ago. But as a testament to its longevity, the original roof on the church above was installed in 1280 AD… and survived until the air raids of WW2!

The two main styles of metal roofing you’ll see today are standing seam and grand rib.

Standing Seam Roof: A New Classic

100 years can’t be wrong: standing seam metal has been popular since the early 1900s.

Why? One word: Durability.

Let me explain why:

You can see how this roof is manufactured in large sections of vertical panels. The panels connect to one another to form seams, which are covered and protected by fasteners.

This means the only “weak point” in this roofing system are those occasional seams. And since those “weak points” are covered by the fasteners? They aren’t very weak at all! This type of roof is fantastic against the high winds we see in Summer.

Price per square foot can be as high as $6.50 per square foot. Although this seems like a steep cost, the benefits far outweigh the cost.

Advantages to standing seam roofing include:

• Little to no maintenance
• Protect your home and family against harsh weather conditions
• Energy Efficient- Metal roofs give your HVAC a huge advantage due to their insulative properties

#1. How Do Your Shingles Look?

Your shingles are usually the first indicator of a potential problem. And it makes sense- they do the brunt of the work when protecting your roof in a hail storm.

Because your shingles are most heavily impacted by hail,  knowing what to look for after a storm is key to deciding how far the damage has gone- and to what extent you need to repair your roof or home.

But let’s be honest: no one spends a lot of time looking at their roof. So if you find yourself thinking “What on earth do I even look for?!”- you aren’t alone! Take a look out your second story window or, even better, get up close to your shingles and see if you see signs of:

• • Dark stains
  • Cracked or brittle shingles
  • Loose pieces (or entire shingles missing)

Why Dark Stains Mean Roof Problems

Surprised that something as minor as dark stains can mean damage?

Think of this:

Imagine hiking in a forest and coming across a mossy spot on the floor. Moss doesn’t have deep roots, so any clearing with moss means that area has plenty of access to water.

The same goes for your roof! Dark stains on asphalt shingles are early signs of algae or moss growth. Which means this: your roof isn’t doing its job shedding water after a storm.

Brittle and Loose Shingles Can Mean Big Problems, Too

Brittle and cracked shingles are caused by years of sun damage. If you see them, your roof is getting to the end of its life and may need to be replaced.

Loose shingles are an easier fix. If hail has knocked some of the shingles loose but, all in all, your roof looks solid- a contractor will be able to replace the damaged parts and keep your home protected.

If you notice exterior damage, take the next step and check inside.

How?

Why? Well, it’s tricky- especially for companies that only install roofs.

A Ventilated Roof Means More Than Efficiency

You wouldn’t be the first person to tell me I’m particular when it comes to ventilation.

But there’s a good reason. Without ventilation, your roof can’t perform as promised. But most people, even some contractors, don’t think about the long-term advantages of a properly ventilated roof.

What does come to mind first?

Saving money, especially on cooling costs in the summer, is the top reason most homeowners ask about roof and attic vents. 

And while it’s true that keeping your attic from becoming an oven can save you money on utilities, other factors, like your attic’s overall insulation, contribute a lot more to efficiency than ventilation.

Take it from a seasoned contractor: A well-ventilated roof’s actual payoff? Is in preventative maintenance.

Consider this:

• • According to Building Science, asphalt shingles installed on a poorly ventilated roof reach higher temperatures than on ventilated roofs, reducing their service life by 10%.
  • Have a new build? Bad ventilation puts your whole home at risk for mold. We’ll talk more about trapped air later in this article- and how efficiency only works if your whole home is considered.
  • A roof installed without good ventilation can void the materials warranty provided by your manufacturer- leaving you exposed to unexpected risks down the road.

Plus, there are the hidden costs. There’s a reason most building codes require attic ventilation.

Let’s face it, warranties and worn out shingles can be problems decades down the road. But your indoor air quality? It can deteriorate just weeks after having a new roof installed if that roof isn’t ventilated.

Indoor Air Quality and Your Roof

COVID-19 has everyone talking about indoor air quality right now. But ask any reputable roofing contractor and we’ll tell you we’ve been talking about ventilation for years.

We spend most of our lives inside. Smart homeowners know that sick building syndrome, mold, allergies, and other air problems start at the roof…and not just when it leaks.

The truth is this: Your roof can be free of leaks and still be a hazard.

How?

By trapping moisture in your attic.

And moisture? Leads to mold. 

Cooking. Showering. Leaky exhaust vents…even just adding a new person to your home (hello, baby!) increases the humidity of your home.

Even more surprising is that it’s the newest homes who face the biggest issues. Built with extra insulation between walls and floors, and with modern windows that keep your heat (or AC) inside, newer homes are a trade-off between energy use and breathability.

The More (Vents) the Merrier?

You can have too much of a good thing.

Every ‘hole’ you put in your roof creates a weak point. Every vent needs to be installed correctly to prevent water pooling, leaking, or other drainage issues.

That’s why ventilation needs to be tailored to your home, not determined by a simple (x vent per sq ft) equation.

Your Healthy Roof (and Attic!) Working Together

In a perfect world, your roof and attic would only have one job: they’d work together to protect your home.

It’d look like this:

On top, you’d have an expertly finished surface where every raindrop would roll off without a hitch.

Inside- a perfectly insulated interior with no air gaps, no holes, and no inconsistencies. Your attic, and the underside of your roof, would never see moisture from the weather or the inside of your house.

But this perfect scenario? It just doesn’t happen.

Is your attic doing more than just supporting a healthy environment for your roof? Tell me if this sounds familiar.

…Is Your HVAC Unit in Your Attic?

Yes? Leaky ductwork and air gaps around registers create weak spots where moisture from your home can rise up into your attic.

…Do You use your unfinished attic for storage? 

I’ll be honest, as a contractor, storing anything in an unfinished attic is a “no way” for me. Those plastic tubs of Christmas decorations just create more surface area for condensation to form on. Even worse? When I see boxes sitting on top of insulation, pressing it down against the ceiling.

…Can you see your can lights in your attic? 

Every hole you put in your ceiling- can lights, speakers, bathroom exhaust fans- they all create air gaps. Even attic accesses, like pull down ladders, can be significant problem spots in the health of your attic and roof.

“All right, my attic isn’t perfect. Does that mean I’m out of luck?”

The good news: Storing your Christmas tree in the attic isn’t a one-way ticket to a costly roof replacement.

The home our family lives in now isn’t perfect, but I don’t spend my days worrying about mold.

There’s a solution. Roof ventilation. 

And not just ventilation sized based on a Google search.

You need ventilation sized to the specifics of

• • your home’s build,
  • its capacity,
  • and even your lifestyle!

(Does that last one sound crazy? Only if you’ve never replaced a roof after someone turned their college kid’s bedroom into a home brewery….)

Your roofing ventilation needs to work together with the condition of your attic. 

This is where some roofing contractors go wrong.

Why Roof Ventilation Matters- Especially In Pennsylvania

Many homeowners think roof venting only matters in hot climates. But as I mentioned earlier, hot air isn’t the main issue: moisture is.

No where is that more true in a mixed (and very wet!) climate like we have here in Pennsylvania.

Why?

Two reasons: Condensation…and ice dams.

Condensation

First, let’s talk about condensation.

Around here, my boots get wet just walking out to my truck for work in the morning. We have so much rainfall and humidity here in Pennsylvania, you can count on the dew to be as regular as the sunrise.

Your attic has the same issues with condensation as the grass…except it’s settling on exposed lumber and insulation.

It works like this: As hot air from your home rises into your non-temperature controlled attic, the moisture settles on cool spots (such as your plumbing venting) and turns into a problem.

Around here, we see the worst of our attic condensation problems in the winter when heated air rises into a cool attic with nowhere to escape. But a badly ventilated attic can have problems in the summer, too. Evening temperature dips or an incoming storm front are enough to create the wet environment mold needs to thrive.

The moral of the story: Condensation is a year-round fact of life if you live in Schuylkill County.

But we also have another winter problem to contend with…

Ice and Snow

Cozy snowy days can turn into wet attics fast if your roof begins to dam.

What’s an ice dam? 

After a storm, the snow and ice build up should melt on your roof from the sun just as easily near the base of your roof as it does near the top. WIth good pitch and proper drainage, the water should slide off.

That’s your roof doing what it does best: protecting your home.

But if your roof isn’t ventilated correctly, you’re adding an extra challenge to your structure.

How?

As hot air from your home rises into your attic, it adds extra heat to the top of your roof. This causes the roof’s snow or ice to melt faster at the top, and the unmelted portion at the bottom “dams” up.

The problem: Your roof can’t drain. The unmelted ice or snow pushes up the water underneath your shingles (or into the seams of your roof) and puts your home at risk.

What makes ice damming dangerous is that unlike a leak caused by, say, a fallen tree branch or some blown off shingles, it doesn’t happen all of the time. This makes it hard for a busy homeowner to spot.

Pennsylvania is considered a “mixed climate” by roofing professionals. That means we need ventilation that performs under all weather conditions from hot humid summer to winter snow days.

“But Vern- Won’t Roof Vents Waste My Home’s Heat in the Winter?”

It’s a question I hear often, so let me put you at ease.

Unless your home was designed to have a finished attic space, your furnace shouldn’t be heating your attic.

The warmth in your attic during winter comes more from the sun heating your roof’s exterior. If you have heat pouring into your attic from your living space…you have insulation problems!

Going back to what we talked about earlier with leaky ductwork, uninsulated can lights, and other “holes” in your attic…these issues put more strain on your utility bill than good ventilation.

And remember, our goal is to regulate attic moisture to prevent mold and condensation…not make your unfinished attic cozy a cozy January retreat.

Replacing Your Roof?

Replacing your roof is the perfect time to assess your ventilation needs.

But like I said, you don’t need to be an expert to find an expert to install your roof.

What can you do to make sure your new roof doesn’t become a long-term headache?

• • Ask contractors how they assess what type of ventilation you need for your home.

Could the contractor explain why they recommend a certain type or amount of ventilation for your home? Did they look at your attic’s current insulation situation? Or do they just have a standard “vent per square foot” they install?

• • Is one bid significantly lower than your other bids? Double check venting. 

Crazy enough, we’ve replaced roofs without any vents. It’s a classic case of “If the price is too good to be true…it probably is”. A bid that’s 20-50% less than any of your comparative bids probably doesn’t include venting (and might be missing other essentials, too!)

• • Is this a chance to upgrade your attic, too?

Overall insulation and air gaps play a huge role in keeping your roof healthy and those utility costs down. Replacing your roof is the perfect time to ask your contractor about your attic’s current insulation situation and consider an upgrade. Yes, there are more glamorous home improvement projects. But spending money to insulate your attic can mean instant savings and long-term comfort you can actually feel.
