You’ve probably heard how crazy the housing market is, but just wait until you hear this story.

Chris, a close family friend of ours, recently sold his home. Before talking with a realtor, he was worried about listing it. He’s lived in the same house for the past 40 years. How we buy and sell homes has changed dramatically in an internet age!

“What if it sits on the market for months?” he asked.

But after talking once with a realtor? The home sold for $5,000 over asking price, before he even listed it.

Chris’s story isn’t an outlier- it’s the current norm. In fact, Schuylkill County homes are, on average, worth 19.3% from last year.

Let’s zoom out, too. According to The National Association of Realtors, the first quarter of 2022 showed single family homes are worth 15.7% more year over year.

Some say this bubble will burst in 2023. Others say while buying and selling will slow with rising mortgage rates? Home values will remain high.

These trends can leave homeowners feeling just like Chris did- anxious and overwhelmed. But while you can’t control the market? You can protect the value of your investment.

In this first part of a three part series, we’ll explore the role your home’s exterior plays in your home’s overall value. We’ll also highlight

roofing and siding,

the best time for a replacement,

and the best materials to select when you want the greatest addition to your value.

Before we get too far ahead, let’s take a look at the key role your exterior plays in your home’s longevity…

“Does Exterior Contribute To My Home’s Value?”

If you’ve read any of our previous resources, you know how often we bring up the importance of curb appeal. But caring for your home’s exterior does more than make a good first impression.

Your exterior is the face of your home and its first line of defense.

We often say some of the most important home systems are ones we don’t think about until there’s a problem. That is why we encourage our clients to think about preventive maintenance- and longevity of materials- when we install a new roof or replace a home’s siding.

Your gutters are a perfect example of this.

Smart homeowners know their gutters need to be cleaned twice a year. This is regular maintenance with a huge impact. When your gutters are clogged, it can lead to:

Ice dams in winter

Cracks in your foundation (and water damage in your basement)

Siding rot

This one small system is responsible for the safety of your entire home!

In a nutshell? Exteriors are critical to the health of your home. So, what does that mean for your home’s ultimate value?

Do You Know The BEST Age To Replace A Roof?

Heard the saying, “if it’s not broken, don’t fix it?”, right?

Unfortunately, the sentiment doesn’t carry over to your roof. A standard asphalt roof will last 25-30 years, but will often start to show signs of wear before this time.

Even if your roof makes it to its 30th birthday without damage, that doesn’t mean you’re in the clear.

Ask yourself these two questions:

When does your roof warranty end?

What are your long term home plans?

While some roof warranties last for 50+ years, most only cover the first 25 years. While your roof may not be leaking right now, if it’s older and still under warranty? You might consider replacing it before you lose access to that resource. A qualified roofing professional will be able to assess the strength of your roof and give you a good estimate on how much life it has left.

You should also know your own ten year plan. If you plan to remain in your current home, you may be able to stretch out until closer to your warranty’s end.

But if you plan to sell? We recommend replacing your roof first for the best return on investment.

Ready for a new roof? Here’s the best material choices to maximize your investment:

Asphalt VS. Metal: Short Term and Long Term Solutions

The best thing you can do when planning for a new roof? Know your budget. But this also comes into play when calculating how to maximize your investment.

But before we delve too deeply into this, let’s have a brief refresher on return on investment (ROI).

Your ROI refers to how much money you’ll get out of what you put in. Take a kitchen remodel, for example. Full-scale kitchen remodels have an average 53.9% ROI. If you spend $25,000 on the remodel, you’re increasing your home’s value by about $13,500.

Different roofing materials have different ROIs.

This circles back to the importance of knowing your ten year plan. If you’ll remain in your current home for the long haul? Metal roofing is the best use of your investment. Metal has:

70 year lifespan

Class A fire rating

And one of the strongest defense against harsh weather

But if you plan to move? Metal carries a higher price tag than asphalt… and a lower ROI.

Metal has an average 60.9% ROI. Asphalt, on the other hand, has a 68% ROI, And when it comes to price? Metal costs $6-$13 per square foot, whereas asphalt runs between $5-$8.

To summarize, asphalt is the best short to mid-term stays….and metal is best for your forever home.

If you’d like more information on pricing, we’re happy to offer a free roof evaluation and estimate to get the ball rolling on your next investment.

Next, let’s apply these same questions to the rest of your home’s exterior.

Strengthen Your Home’s Armor

Your siding is like a suit of armor. It protects your home from water damage and pests. Weak points along your siding don’t just threaten the outside, they put the inside at risk.

Siding deviates from roofing when it comes to warranties. Most vinyl siding carries a 50+ year warranty, despite its average 30 year lifespan. This means your warranty will most likely outlive your vinyl siding.

However, you still might not want to ‘wait it out’. The costs of damaged siding can add up over time.

If you’ve noticed:

Increased energy/power bills

Small warps in the siding

Loose or missing shingles

These are all warning signs your siding is beginning to fail.

The difference between an early replacement vs. late stage isn’t just having a home that looks nicer. It’s saving countless hours of frustration and thousands of dollars in repairs down the road.

Choosing Siding Materials Like a Pro

When it comes time to replace your siding, ask these two questions:

What’s the best siding for your climate?

Which material matches your home’s existing style?

Climate plays a huge role when it comes to any exterior upgrade- but especially siding.

Here in Schuylkill County, we know the importance of a solid raincoat! All joking aside, due to the high levels of precipitation our area receives, we work with and recommend Ply Gem’s siding to combat high rain levels. Their Quest line is incredibly strong with wind resistance as high as 190mph!

And while other materials like stone veneer and slate may have longer lifespans, vinyl is generally the most practical option for our clients.

The other thing to consider is your home’s style. While we don’t often recommend wood siding, some historic neighborhoods require it. If you’re matching the aesthetic of a historic home? Check out this home’s use of imitation cedar shake:

It has the look of real cedar shake for a fraction of the cost.

A second budget friendly exterior option is manufactured stone veneer, like on this home:

Another way to spruce up your home without breaking the bank? Utilize different siding materials for a mixed facade. This gorgeous home is a perfect example of this:

Interested in talking more about the right color or style for your new siding? We’re happy to help! We utilize GAF’s visualization software to let you see your home in a new look. You can view multiple options before we even order the materials!

Start Protecting Your Home’s Value

The housing market will always have its ups and downs. Isn’t it comforting to know your biggest asset is protected with a smart and solid exterior?

If you found this information insightful, make sure to read the next two installations in the series! Next, we’ll take a look at how to plan financially for taking on big projects.

And as always, if you’ve noticed signs of wear on your roofing or siding, give us a call at 570-345-0436. We’re happy to assess your exterior, and offer expert advice on your next installation.

“A new roof adds value? That’s about as real as the tooth fairy, right?”

I’m on the phone with a new client in Pine Grove. She and her husband have made the decision to downsize to a smaller home. But with all the new builds and modern subdivision homes available, she’s nervous. Their family home was built in the 1980’s. Will it be overlooked on the market?

So, we’re on the phone, reviewing their budget and deciding the best way to use it to get this house sold to a new owner fast.

Instead of a new bathroom or a kitchen remodel, I suggested installing a new roof.

If you’re getting ready to list your house on the market, I’m sure you’ve run across dozens of articles on “The Best Way to Increase Your Home’s Value” and “Realtor Secrets for Selling Your Home.” Most of them will recommend updating the kitchens and bathrooms.

Which is funny because…those are the two things new homeowners are most likely to re-do once they purchase your home!

In this article, I want to show you how investing money inside your home isn’t always the best answer when it comes to boosting its listing price.

Let’s take an in depth look at what really matters when it comes to calculating your home’s ROI (Return On Investment) and how to spend wisely when it comes to improving your home to sell.

Not planning on selling? This article is still for you! I’ll also share some information on how roof age and material can affect your home’s value, which can be very helpful if you plan on leveraging its equity in 2023.

Ready? Let’s dive in!

“What is Return on Investment (ROI)?”

Imagine this: You’ve decided to renovate your small bathroom. The project will cost an average of $6,500. But after the contractor sweeps up…is your $6.5k just gone?

Cue: Return on Investment (ROI).

“Return on investment” is a fancy way of saying- how much money are you going to get out of what you put in. If you buy a classic car for $1,000, spend $5,000 restoring it, and then sell it for $15,000? You just got a $9,000 return on your $6,000 investment. That’s a 150% return on your investment (or- sometimes you’ll see it written as 1.5X)

Some things don’t increase in value just because you put money into them. Your classic car was a special case. You were able to get more money out of it when you sold it than what you put in.

But with most cars? They start to lose value the moment you drive them off the lot. So if you spend that same $5,000 on changing the upholstery or customizing the paint? You won’t be able to get your $5,000 back out of the car when you sell it.

Let’s leave the car talk on the road and head back home.

You’ve spent $6,500 on a new bathroom. If you put this home on the market, your bathroom renovation is anticipated to receive a 70% ROI. That means, because of your renovation, your bathroom is worth 70% of your renovation cost more. You spent $6,500 in order to increase your home’s value by $4,550.

“That’s crazy!” you might be thinking- and a lot of homeowners do. “Should my bathroom be worth at least the $6,500 I put in…if not more??”

Unfortunately, no. To make things even more complicated? That ROI doesn’t last forever. If you spent $6,500 renovating your bathroom in 1999? Your outdated bathroom may actually decrease the value of your home!

And this math doesn’t just matter for homeowners looking to sell. This ROI is how smart homeowners determine what projects to do now- and what to save for later.

We’ve discussed planning a renovation in phases before, and calculating ROI is an extension of that conversation. If both your roofing and siding need to be replaced and you don’t have the cash to fix both? ROI can help you think about the best project to start with.

Home renovation ROI is very important for new homeowners, and we’re seeing quite a lot of them! Last year, Pennsylvania home prices rose 14.6%. This number continues to grow. If you’re one renovation short of calling a realtor, calculating ROI is a genius math secret you can use to make the most of your budget.

Now that you’re familiar with the meaning, let’s circle back to the importance of a new roof when increasing home value.

Can A New Roof Sell Your Home Faster…and For More Money?

Ever heard the saying, “If it’s not broken, don’t fix it’? Although an average asphalt roof needs to be replaced every 30 years, most homeowners won’t bother with such a massive project unless there’s substantial damage.

If your roof’s still under warranty? This isn’t the article for you. But if your roof’s older than you are? It’s time to consider a replacement.

According to this 2019 Cost vs. Value Report, a new roof has an average ROI of 68%. Not quite as high as that new bathroom, right? Yes… and no. The National Association of the Remodeling Company found new roofs receive higher appraisal values, by about 109%.

Your new roof increases your curb appeal, which in turn, increases your home value. (Something as simple as updated landscaping can have a 5-11% increase in value.)

And that’s not all. A new roof also saves money through:

Lower insurance rates (Average 20% drop)

Save on your electric bill (10% decrease)

Added protection from water damage (Costs homeowners an average of $2,852 each year)

But how do you know the best roof replacement for your home?

When choosing a new roof, there’s hundreds of material and color options available. You can read a thorough cost and breakdown of pros and cons of the various options, here.

But let’s take a look at the factors which affect a new roof’s ROI. The two biggest deciders? Material and color.

What Roofing Material Has The BEST ROI?

If you’ve read any of our earlier articles, you know we’re big fans of metal roofs. They’re incredibly durable with a lifespan of up to 70 years.

But when it comes to ROI? Asphalt roof comes out on top with a 68% ROI vs Metal at 60.9% ROI.

The biggest reason for this gap? We all know and love shingles! Asphalt shingle is popular, which means homeowners are more comfortable with it overall. Plus, if all the houses around yours have asphalt shingles, fitting in increases curb appeal.

People like what they know!

While material is the largest value factor, it’s not the only one. The color of your roof also plays a huge role.

Can A Roof’s Color Increase Home Value?

Your roof makes up 40% of your home’s exterior. When a potential buyer is pulling in for that first showing, the color of your roof can have a big subconscious impact on their first impression.

Potential homeowners look for roofs that

Match a home’s facade,

Match, or at least complement, neighboring houses

and have great energy efficiency.

General perception is that “lighter” equals more efficient. While we’ve debunked that here, your home shoppers likely aren’t reading our blog.

With production shortages and limited supply, choosing a roof color has been difficult for Pennsylvania homeowners in 2022. GAF just announced it will be reducing its product line to focus on keeping core colors in stock, which makes choosing a color even more of a challenge.

This is why we offer all of our clients free “mockups” using our visualization software. With this system, you can see your roof in a new color before we ever order the materials.

We also offer resources on choosing the right roof color for your home. You can read up more, here.

Selling Your Biggest Investment

You’ve decided it’s time to sell your home. It can be hard to realize you may not get everything out of it you’ve put into it. Trends and tastes change, and that all affects your listing price. Fortunately, everyone recognizes the importance of a quality exterior- and we can help you make great decisions on how to get your home buyer-ready.

Decided you’d like to talk about a new roof before listing your home? Modernize offers a free ROI calculator for your new roof investment. This handy tool is a huge asset for homeowners interested in selling.

Even more so, our team is here for you every step of the way.

Interiors, exteriors, we do it all. To book time on our schedule this winter, give us a call at 570-345-0436. We’d love to hear from you!

How often do you think of your body’s hypothalamus?

No shame if you just plugged that crazy word into google. The hypothalamus is the part of your brain that regulates internal temperature. It works together with skin, sweat, and even blood vessels to keep your body at a consistent temperature.

It’s a powerful and complex system… but it’s not something we really think about.

Some of the most important systems in our body are ones we just don’t consider. And that’s okay! When everything works right, there are more important things to occupy your mind.

I know what you’re thinking:

“What does this have to do with my home?”

Short answer: A LOT.

A well maintained home is filled with systems we never think about. Systems that regulate temperature, air quality, and humidity. Your house doesn’t have a hypothalamus, but it does have an undercover- and underappreciated- system that keeps everything else healthy: your ventilation system.

Your ventilation system is much more than your roof or attic vents. These are just a small part of a system that can be tricky to get right- especially as your home ages or you make changes to its insulating properties.

Today, I want to show you the incredible advantages a good ventilation system can have to your home’s longevity and what you can do to make sure your existing system is a great fit. But first? How does ventilation work?

Hot Attic? Your Home May Have A Ventilation Problem.

Have you ever had to go into your attic in July to pull out a long-forgotten piece of campaign equipment? Did you feel like you were going to melt before making it out alive? You might have a ventilation problem on your hands!

In the summer, your attic should only be +/-20 degrees hotter than it is outside.

Hot air rises, so it’s only natural for your attic to be the hottest room in your house. But higher temps than this can affect your home’s structure…and your energy bill!

When your ventilation is sized right, you’re protecting your home from:

Shingle damage

Mold and Mildew

And issues with HVAC systems

This protection carries through in winter, too! Ice dams are one of the most dangerous winter roof threats. These blockages happen when melting snow refreezes on the edge of your roof, pushing water up under your shingles instead of allowing it to drain off.

A good ventilation system keeps your roof remains at a safe and consistent temperature year round.

But ventilation is a “more is better” type of situation. Having the right size is just as important as making sure you have enough.

Is your ventilation sized right for maximum protection? Let’s find out!

Your attic can be too hot when not ventilated properly.

Does Your Home Have The Right Amount of Ventilation?

Ventilation is one of our favorite topics. We’ve covered types of roof vents, and how they work, here in this article.

The question we want to answer today is: How do you know if your ventilation is sized right?

The best way for a homeowner to get a simple estimate is by using a tool like this: An attic ventilation calculator. By measuring the square footage of your attic, you can get a ballpark feel for how much your home needs. Most basic calculators will recommend 1 sq ft of ventilation per 300 sq ft of attic space.

But if you’ve noticed:

Ice dams in winter

High HVAC bills

Damage to your asphalt shingles

You might not have the right level of ventilation, even if you do have that recommended ratio installed.

Why You Might Need More…or Less…Ventilation

Every home, and ever era of home, is different.

Modern homes don’t ‘breathe’ the same as pre-1970s construction. Advancements in insulation, window construction, and even design preferences like ceiling height can play into just how much airflow is moving through your home and into your attic.

It’s not uncommon for us to fix or replace damaged roofing on a modern build that could have been prevented through increased ventilation. Development contractors don’t always think about the amount of ventilation a new build will need for longevity!

The good news? If you do live in a new home, a professional roofing specialist (like Vern Martin!) can take a look at your home to make an expert assessment. Adding ventilation is easy and a very affordable preventative measure to protect your home.

Another reason you may need to add more ventilation? Modern updates to your older home.

If you’ve replaced your single-pane windows with energy efficient alternatives, added interior or attic insulation, or installed weather-proof siding? Your older home may not be getting the air flow it once did.

Big improvements- like additions, insulation, and windows- should always trigger a ventilation check. After all, you don’t want to spend all that money you saved on air conditioning on replacing your roof!

Safe Through Every Season

Ventilation is tricky to evaluate on your own. The good news? We’re here to help!

We’d be happy to drop by and give you a free evaluation of your roof’s health. We’ll make sure your ventilation is sized right, and check the current state of your roof so you know what to expect in the years ahead.

If you’re ready to install ventilation designed to last, give us a call at 570-345-0436. We’d love to get you on our schedule so you can start seeing those savings on your heating and cooling bills.

Open the stockings on Christmas Eve. Everything else waits!

“Don’t you want just one early present?”

Gifts are saved for Christmas! No exceptions.

At our house, Trina and Michael want to open presents faster than I can wrap them! But I’m in category “C”- all gifts wait under the tree until Christmas morning.

The Christmases we spent celebrating while serving in Kenya weren’t as lavish as the states. Instead, we were grateful for time together celebrating our savior’s birth. I see gifts as an extension of that celebration and it’s why we wait to open our presents until Christmas morning.

Besides, I love when everything comes together all at once.

Sometimes waiting is better. And once the winter weather hits? Waiting might be something you should do, too, if you’re ready for a new asphalt roof.

This may surprise you but we don’t schedule many asphalt roof installations in the winter. Why? Well, cold temperatures put our installation’s integrity- and our crew!- at risk.

In this article, we’re going to talk about why you shouldn’t install an asphalt shingle roof in the coldest season of Pennsylvania.

Reasons Why Not To Install Your Roof In The Winter

Have you made gingerbread houses yet this year? Every year we do our best at cookie construction, thank goodness I have Vern on our “home construction crew”.

Count on Vern to build a solid gingerbread house. First, he warms the icing to the perfect temperature and density. If the thick layer of icing isn’t the right consistency and temperature, it just won’t hold.

Although there’s a huge difference between gingerbread and real houses- in both applications adhesive makes a BIG difference!

Like gingerbread, asphalt shingles also need good sealant to protect your home for the long haul. This is why temperature matters so much!

Your asphalt roof’s sealant is activated by heat and sunlight. When installed on cold days, it’s slow to activate. Improper adhesion leaves space for water and pests, both unwelcome “presents” on Christmas!

A slow curing sealant isn’t the only way a cold installation can fail your home. We also run into problems like:

Brittle and cold shingles are difficult to cut

Cold air affects the nail gun pressure- making installation unreliable

Edges of your shingles can curl up in the cold during a winter install

The ideal temperature for an asphalt roof installation is above 40° F. Anything below this will affect the way your roof functions.

We proudly work with the best in the industry. One of the best things about GAF (our roofing manufacturer) is their fantastic durability and best-in-the-industry warranties. As a homeowner, we want you to have the maximum protection on every roof you have us install. We aren’t willing to risk voiding your warranty on a hasty and chilly project.

It happens, too- so watch out for any contractor willing to lay a completely new roof while the snow is flying. Layered shingles, poor ventilation, and improper installation temperatures all void your warranty.

We’d rather wait and do it right.

Our Crew is Family

As a family owned and operated company, we treat everyone with love and respect. That includes our clients- and our crew!

That’s another reason why we won’t install a roof in winter. We value and protect the people who work with us. They’re part of our family.

And the truth is, installing a roof in winter is dangerous.

It’s a health hazard.

Temperatures 32° F or lower can cause frostbite.

Hypothermia from wind can occur at temps 40° F or lower.

You’d be surprised how fast frostbite can set in. The National Weather Service shows some alarming statistics here.

Ice also increases the likelihood of injuries from falls. In 2014, construction work related fatalities saw a 6% increase. The rise is attributed to slips and falls.

Vern and I never want Martin to be the reason a family member doesn’t come home for Christmas. We want the best for our crew and the best for your home.

Support starts at the top and it’s why we save our roof installations for the warmer months.

Emergency Roof Repairs

No one wants to worry about a failing roof at Christmas, but winter roof repairs don’t follow schedules or aim for convenience. If you’re experiencing the effects of ice dams, or noticed a leak, don’t wait to call. The sooner you address a problem, the easier it’ll be to fix.

Ready to replace your asphalt roof? You can still give us a call now. While we won’t begin the installation process yet, we will start planning. Vern will bid your project and we can get your materials ordered. We’re already booking roof installations for spring 2022- so if you’d like to be prepared, let us know!

We’re so excited to start on your new asphalt roof installation in warmer weather!

Until then, enjoy the happiest time of the year.

Good morning Vern,

I have a new asphalt roof- replaced when I moved in four years ago (not by your crew- but you helped us out on a vinyl siding replacement so I thought I’d reach out).

Last December I had problems with ice dams. With Christmas right around the corner, I don’t want to spend a lot of money on something new. Plus, my roof is almost brand new….it doesn’t seem right that this should be a problem at all.

A friend of mine recommended deicing cables. What do you think? Easy solution or not worth the money?

I appreciate your response!

God Bless,

John from Tamaqua.

John, that’s a great question.

Ice dams can be a serious problem here in Schuylkill County. De-icing cables seem like a DIY option to give a roof an extra edge against our heavy snowfall. But do they really work…and at what cost?

First, let’s look at this question:

What is a de-icing cable?

These cables were invented over 50 years ago to keep pipelines from freezing over in oil fields. Overtime, they moved from pipelines to roofs.

Today, they are used to regulate roof temperature. Their main purpose? To help homeowners like you get rid of or prevent ice dams. The cables run along your roof’s eaves, in the gutters, and downspouts like this:

The cables melt nearby ice, allowing water to flow through your gutters…that’s the idea, anyway.

It might sound like an easy fix, but deicing cables are just a band-aid solution to a much bigger problem. They don’t solve the real issue and the “help” they give your roof now can come at a big cost to you as a homeowner.

Before you head out to the hardware store and buy a few hundred feet of these cables to install, here are my three big issues with using de-icing cables to prevent ice dams:

Issue #1: History of Fire Damage

In recent years, improperly installed deicing cables have put these ‘solutions’ in the spotlight for all the wrong reasons.

In 1996, deicing cables caused a fire at the Philadelphia zoo.

As of January 2000, deicing cables led to an estimated 2,000 fires and 100 related injuries.

And in 2018, a fire caused by deicing cables completely destroyed a roof in Leavenworth, Washington.

These accidents aren’t as common they once were- but the hazard is still there. Deicing cables are marketed as a DIY fix, but in reality? They should always be handled by a professional.

Proper installation is key in fire prevention- but that’s not the only reason to hire a pro.

When cables aren’t installed well, they can damage your roof- and causing leaks and early failure.

In short: don’t DIY a de-icing cable installation.

If you’re trying to save money and protect your roof? De-icing cables might not be the best answer to begin with. Which leads me to my second issue…

Issue #2: They’re Cost Ineffective

John, you’re looking for a budget friendly solution to your ice dam problem. With deicing cables costing $1-$6 per square foot, they seem like a good fit, right?

Well- not exactly.

De-icing cables don’t have a large initial investment but they can cost you in the long-run.

A typical cable uses about 5 watts per foot to keep the ice from forming on your roof. This number stays the same, no matter the outdoor temperature. That means whether it’s 30 degrees or -10, for every foot of cable, you’re using 5x that foot-length in energy.

So if you’re using a 100 foot cable (a small cable installation), it’ll cost an average of $14.40 a month to run your cables. If you use them 5 months out of the year, that’s an additional $72 – plus the upfront cost of the cables, installation, and any yearly repair/replacement needs.

Need more than 100 feet of cable? You can calculate the cost here.

The real issue here isn’t the extra cost on your electric bill. It’s this:

If ice dams are forming- you have a ventilation problem,

Poor roof ventilation is costing you money and deicing cables only add to that expense. So…why not just address the real problem head on?

That’s why my BIG problem with de-icing cables is this:

Issue #3: De-Icing Cables are A Band-Aid Solution to a Larger Roofing Problem

Ice dams can cause serious damage to the inside and the outside of your home (we cover ice dams in depth here). Here’s a quick refresh on why:

Ice dams happen when melting snow refreezes at the edge of your roof. This buildup keeps water from draining properly. Melted snow is pushed into your shingles- instead of draining- destroying your roof and leading to interior water damage.

By melting the buildup by your gutters, de-icing cables are meant to help with good drainage.

The problem?

Deicing cables only melt ice around where they’re placed. Ice dams may not form around your gutters and edge of your roof, but they can still happen on other parts of your roof. This means:

Extra weight on your roof

Backed up water

The risk of water damage to your home’s interior

In short, deicing cables are only a temporary- and incomplete- fix.

So, what should you do instead?

Improper Ventilation and Your Winter Roof

You mentioned your roof was replaced within the last five years- and wonder why you’re still seeing ice dams.

Ice dams aren’t necessarily caused by a bad roof installation. They usually happen when you don’t have the right level of ventilation in your attic.

Good attic ventilation regulates your roof’s temperature- whatever the age of your roof. If your asphalt shingle roof isn’t all the same temperature, ice melts irregularly and you’ll have ice dams.

Good news though- if your roof is solid, fixing your attic ventilation will put a stop to your ice dams…and the cost? It may be less than installing those de-icing cables to begin with.

Some ventilation systems, like box vents, are an inexpensive way to increase ventilation in your attic. But again, you need a professional to take a look and make sure you aren’t just needlessly cutting holes in your roof.

So what should you do? Call my team at 570-345-0436. Any one of us can come out, climb up in your attic, and take a look at what you have going on before the snow starts to fall. It’d be a pleasure to give you a bid on how to get your roof working the right way to protect your home.

Until next time,

Vern

We’re turning our calendar to “November” and for my friend Claire? That means it’s time to put up the Christmas tree!

Most people say that’s too early for Christmas- but Claire’s tradition has a genuinely sweet family origin.

While pregnant with her first child, she was so certain her baby would be born right in the middle of December- leaving no room for decorating. In a third trimester panic (I remember those days!) she insisted her husband help her put up the Christmas decorations on November 1st.

Her first little girl was born right on time: November 19th. Six children later, they still keep the tradition alive.

When do you decorate for Christmas? I like to leave breathing room for Thanksgiving myself. But if there’s one thing Claire gets right, it’s this:

You can never be too prepared.

Sounds silly when applied to Christmas decorations, but for most things- including home maintenance? Preparation is so important.

You wouldn’t start cooking your Thanksgiving turkey an hour before dinner. By Christmas Eve, you’ve long since finished your shopping- not just getting started!

Without preparation every holiday would be a disaster.

The same is true for home maintenance!

Every home needs maintenance in its lifetime. Smart homeowners like you know the sooner you address a potential issue, the more time and money and stress you save in the long run.

When it comes to major home systems, like your roof, a little preparation can keep a roofing emergency from raining out your holiday plans.

How To Prevent Emergency Winter Roof Repairs

Everyone gets busy around the holiday season. That’s why it’s so important to assess- and address- any potential problems your roof has now.

In Pennsylvania your roof works overtime to protect your home. Schuylkill County is one of the wettest areas of the United States, which means your roof handles more summer storms and winter snowfall than your friends’ homes across the country.

At Martin, we only install materials we know are up to the task. But maybe your roof is older or perhaps it was installed by another contractor before you bought it.

If you weren’t there to contract your roof’s installation, performing two simple seasonal checks

is key to keeping your home safe as the winter sets in.

Why?

Your roof is your home’s first defense against deterioration. It works hard to:

Provide shelter from rain and hail

Regulate a consistent home temperature

Protect against mold and mildew problems

A failing roof can mean major problems for your home, inside and out.

Christmas is right around the corner… and so is that winter weather! The good news? These two simple checks will

Give you insight into your roof’s health- inside and out

And let you know if you need to call a pro in to make repairs before the winter weather.

The best part? They can be done while you’re prepping for decorating- no additional time needed! Plus, at the end of this article, we’ll cover some simple maintenance you can DIY on your own if you’re looking to increase your existing roof’s longevity.

Ready? Let’s dive in!

How To Check Your Asphalt Shingles For Damage

Got that ladder out to string lights on your roof? It’s the perfect time to stop and check your shingles!

November to May is the windiest time here in Schuylkill County, with an average hourly speed of 6.6 mph.

This might not seem like much. A standard asphalt roof can withstand winds as high as 90mph. But that consistent wind paired with stronger storm gusts can wear down your roof, especially if it’s older.

Here’s why wind can sabotage your roof’s integrity: Wind doesn’t hit your roof uniformly. Instead, it hits at different angles, picking away at loose or damaged shingles (your roof’s weakest points).

6.6 mph wind wears down already damaged shingles fast. This wind speed is just enough to break off pieces of your asphalt shingle roof, exposing underlayment and creating leaks.

So, as you’re hanging up those lights, go ahead and look for:

Loose or missing shingles

Bare spots in the asphalt granules

Peeling or curling at edge of roof

If you’ve noticed any of these signs it’s time to call a professional.

Loose shingles mean water damage, and lead to a chain reaction of problems in your home. When snow lands on your roof and begins to melt, the water doesn’t rest on the top of your shingles. It flows through the channels created by overlapping shingles.

But when your shingles are damaged?

The melted ice and snow gets trapped in between. Overtime, the water works away at the sealant, destroying the rest of your shingles and the underlayment.

Do you see missing or damaged shingles on your roof? Call us. Our crew is happy to stop by and give you an honest evaluation on if a quick repair will keep your roof strong for a few more years…or if it’s time to think about replacement.

The Best Roof for High Winds

Remember how we said an asphalt roof can withstand 90mph winds?

If your home is on a hill or exposed to larger areas of cleared land where the winds whip past, you might want to consider a stronger style of roofing material.

Let me take a minute to mention the strength of the metal roof. This popular style of roofing is one of the most durable materials available to homeowners. They last up to 70 years, and have a wind resistance up to 180mph- twice as much as a standard asphalt roof!

Prefer the style of a traditional asphalt roof? That’s perfectly fine! Just make sure you’re getting quality material installed on your home. Our manufacturer, GAF designs asphalt shingles made to withstand any weather. Their timberline shingles stand up to winds as high as 130mph.

In fact, they’re so confident in their roof’s durability that they offer a 130mph warranty to match their claim!

Depending on where your home is located and how exposed it is to the weather, you might want to consider a stronger asphalt shingle or a metal roof the next time you upgrade your home.

Your Winter Roof Inside Check: Attic Ventilation

You’ve hung the lights and now you’re pulling the rest of the decorations out of the attic. Now is the perfect time to perform your second winter roof check: Your attic ventilation.

In August, we covered how attic ventilation keeps your house cool during the harsh summer months. And in winter? It uses those same properties to keep your home and attic warm. Here’s how it works:

A well-built attic should have two different types of vents: intake and exhaust vents.

In summer, the hot air rises up through your exhaust vents and is filtered out. The intake vents allow fresh cool air in, regulating attic temperatures.

Heat rises, working to your advantage in the hotter months.

And the same process works in the winter!

Most folks understand why you would want a cool attic in the summer, but did you know you also need a cool attic in the winter? That’s right! Your attic should only be about ten degrees warmer than outside temperatures, even in the coldest months!

Why?

A hot attic creates hot spots on your roof. These hot spots cause ice to melt irregularly, and refreeze on your roof’s edges. This is how your roof can build up dangerous ice dams.

Signs of Ice Dams

Have you noticed icicles hanging from your roof in winter? They sure look beautiful, but they aren’t good for your home. Icicles are a warning sign that your attic isn’t venting air properly.

Ice dams are one of the biggest winter dangers. They cause damage by:

Directing water into your shingles and causing unnecessary wear

Allowing water into your attic

Damaging you gutters and keeping them from shedding water

The best ways to avoid ice dams is by regularly cleaning your gutters and checking your attic ventilation. So while you’re up in your attic hauling down plastic tubs of garlands, pay attention to the temperature. How cold is it compared to outside?

If it feels cozy and warm in your unfinished attic, it’s time to get your ventilation checked out by a professional.

A quick pro-tip: Run your attic fan in the winter. This will help regulate the temperature and protect against mold and mildew issues.

A Smart Roofing Guide To Regular Maintenance

You’ve checked your shingles for wear and your attic feels like the perfect temperature. Congratulations!

Regular maintenance is just as important as the big safety checks. Here are a few more things you can do to protect your home this winter:

Seal gaps and cracks around your air vents with caulk or expanding foam.

The National Fire Protection Association (NFPA) recommends cleaning your chimney every 12 months for maximum protection. A professional chimney sweep will identify signs of leaks, and other potential problems.

Trim those trees! Low hanging branches can become overloaded with snow and weigh on your roof.

Your Roof: Safe And Sound For Winter 2021

It’s okay to wait to put up the tree until after Thanksgiving, but you don’t want to delay these roofing safety checks until Christmas.

“Hey Vern!

I’m so glad I found you! I just moved from Texas to Reading and…it’s snowing!!!

While I’m super excited to live near my family, this is also my first home where winter weather is a concern. I read your article about ice dams, but what about snow weight? Is that something I should be worried about?

What are your thoughts?

Kristin from Reading, PA”

Good morning Kristin!

Congrats on your new home- and welcome back north. Snow is one of our favorites here in the Martin house. With a little prep, I hope you can enjoy a white Christmas here without stress.

You’re worried about your roof’s “Snow Load”.

Or- how much weight in snow (and ice) your roof can safely hold.

The good news? You probably don’t need to be. When you bought your home, your inspection report should include a detailed look at your roof’s condition. Modern, well-maintained roofs aren’t at high risk for collapse.

When you hear about roofs collapsing under snow weight, it’s usually due to compounding factors like:

Low sloped roofs that can’t shed melt fast enough

Older roofs with pre-existing structural issues

Unbalanced snow drift that unevenly distributes the weight on your roof

And snow and ice storms (or “events”) that happen too close together for the roof to shed the melt

While you can’t control the weather, you can check your roof to make sure it’s ready for winter. You’ve already read my article on ice dams and how to prevent them– you can also read up on roof ventilation and insulation here.

Hopefully, when you bought your home it came with a full inspection. With these resources and your report in hand, you should have a good idea of how your roof will hold up this winter. (If you have more questions, feel free to call us at 570-345-0406 or schedule a call here. We’d be happy to take a look!)

Should You Remove the Snow From Your Roof?

Let’s say we do get one of those storms of the century this year. Should you be donning your snow pants and heading up to your roof with a push broom?

Don’t panic when the weather reporters are getting excited- and think twice before you head up to remove the snow yourself.

In general, there are more risks than advantages to removing the snow on your roof. Not only is it dangerous to you- improper removal can lead to shingle damage and leaks. That’s the last thing you want in the middle of the winter!

If the snow starts to get heavy, FEMA’s guide to snow load safety is a great quick resource to have on hand.

A roof will give signs of stress before collapsing. Listen to your home and you can spot the signs that your roof is at risk.

Leave your home and call a professional if we’ve had several days of severe weather (or a lot of accumulation) and

You notice doors and windows that are no longer opening/closing

There are sudden cracks in your masonry or drywall

You notice water pooling on your roof

Leaks have sprung inside your home

You hear a lot of cracking or popping inside your home’s structure

These are signs your roof is stressed- and may be at risk for collapse.

Want to dive deeper into how snow load plays a role in your roof’s health? The Snow Load Safety Guide is a 44 page resource filled with specific information about snow types and weight, roof construction, home insulation, drainage, and more.

Still not sure if your roof is ready for winter? We’d love to get you on our schedule and help you protect your home before the snow really starts to fly. Give me a call at 570-345-0406 and we’ll set up a time to come take a look.

Talk soon,

Icicles: A Winter Scene or Ice Dams In Progress?

Do your gutters look like a gingerbread house?

Those icicles are a pretty addition to a snowy day… if they aren’t on your roof.

Why do I say that?

Icicles are an early sign of ice dams forming on the eaves of your roof. And that means some un-happy holiday surprises for homeowners, like

shingle damage,

attic leaks,

and even interior damage.

Before we hit the heart of winter here in Schuylkill County, let’s talk about ice dams:

How to identify them, how to stop them, and how to prepare your home long-term for winter storms.

But first, how do you tell the difference between a snow covered roof- and one that’s underperforming in the winter weather?

It’s a good question. In our area, we’ve got a special breed of weather. With 20% more snow, 22% more rain, and fewer sunny days than what the rest of the US experiences, it means homeowners here in Pennsylvania need to be prepared for the extra wear and tear on their home’s exterior.

Here’s the good news: If your home is in good condition there are simple ways you, as a homeowner, can maximize the longevity of your home without major overhauls.

All you have to do is know what to look for.

Is Your Roof Blocked By Ice Dams?

An ice dam happens when melting snow refreezes at the edge of your roof. That ice builds up and blocks your roof from draining water efficiently.

It’s a real problem for asphalt shingle roofs. When melting water is blocked from reaching your gutters, it’s pushed up under the shingles instead of draining off.

Here’s a graphic from the National Weather Service that shows what’s going on within the entire system of your home:

Ideally: Attic ventilation, roof type, insulation, and the heat from your home’s interior all work together to keep your home shedding snow and water throughout the winter. Without the perfect balance between these parts, melting snow can’t escape and freezes on the edge of your roof.

We get a lot of calls in January and February from homeowners caught completely by surprise by a sudden leak. After all, you’d expect leaks to happen during those torrential spring downpours. But sled-worthy snow and a sunny day?

If you aren’t prepared, it’s easy to miss the early warning signs of ice dams and other winter roofing problems.

That’s where those gingerbread-house icicles are a tip off to smart homeowners. Not all icicles mean your roof is damming. If they just cling to the edge of your gutter and water is draining freely? Your roof is probably all right.

But if the ice has backed up over your gutter? Watch out!

Now is a great time to prepare your home safe for the winter.

An Ounce of Prevention…

I love that saying:

An ounce of prevention is worth a pound of cure.

When it comes to construction? The extra effort put into the initial construction of a home can make problems like ice dams a non-issue. When our crew replaces roofs, ventilation is a top priority to us because I want our work to last for decades and to be a worry-free asset to our clients.

If you’ve worked with Martin to replace your roof, chances are you and I have already had the conversation about

Choosing a roof that’s best for PA weather

Making sure the best ventilation is included in your bid

And looking at whether your current attic insulation is adequate for our climate (pro tip: the best time to boost your home’s insulation is when the roof is being replaced)

Maybe you suspect your roof needs more than a simple fix. You have some shingles missing, or some storm damage that’s become more of an issue over time. Still, December might not be your ideal time to talk about footing the bill for a roof replacement.

Let’s table that conversation and talk about what you can do right now to protect your home from ice this winter.

#1. Clean Gutters Prevent Ice Dams.

Anything you can do to make sure your roof has the best drainage possible before the snow flies is top priority.

Jenny covered gutter cleaning in our 5 Fall Maintenance Checks here. I can’t emphasize enough how important this is! Pine needles, leaves, debris from your shingle roof- it all builds up and keeps your gutters from shedding roof water. Add a few inches of snow and you’re asking a lot of your roof.

Are you a little unsteady on a ladder? Or do you live in a 2+ story house and just don’t have the access to give your gutters the seasonal attention they deserve? There are plenty of landscaping and handyman companies who will be happy to assist. A good professional clean costs under $250, even for two-story homes.

It’s an investment you can’t skip if you want to give your roof the best chance this winter.

#2. Prep Your Roof for Big Storms.

If your roof has dammed before, a warming system could help.

Now- they aren’t a cure all. Warming systems don’t make up for poor ventilation, inadequate insulation, or dips in your roof’s slope.

But they can help boost your home’s defense in the worst of the weather. (Think of them more as a back-up generator for your roof)

If you’ve lived here a while, you might remember the Valentine’s Day Blizzard of 2007. This marathon storm dumped 20” of snow in northern PA, but the real danger came from its length. For days, our entire state was consistently barraged with snow, sleet, and ice that melted and refroze…turning the entire state into a glopping mess.

Weather like that makes it difficult for you to safely remove snow and ice from your roof. Having a professional install a heated gutter guard or a heated cable can be a good preventative measure- especially for rural homes that aren’t easy to service in an emergency.

#3. Be Ready for Action!

Say the storm is already here. Now you’re faced with a roof that isn’t draining because of ice dams as well as giant icicles hanging right over your front door.

While the best protection is in prevention, there are a few things you can have on hand before the storm like:

Calcium Chloride (the same used to melt snow on sidewalks. DON’T substitute rock salt- it can damage your shingles!)

Long socks or panty hose

Lightweight Roof Rake with Extension

Safety first: Ice is heavy, sharp, and dangerous. It’s better to let your roof leak and have a professional fix it later than risk a major injury trying to keep your attic dry. You can fix a home a lot easier than a broken back!

As snow falls, you can keep it from building up along your eaves with a lightweight roof rake. By raking the bottom few feet of your roof free of snow, you reduce your risk of ice dam formation.

The next day if you notice ice forming? Fill long tube socks or panty hose with Calcium Chloride and place the tubes vertically across the ice on your roof. This will melt a channel into the dam and give the water a way to drain off.

A word of caution: large chunks can break loose as ice dams melt. Steer clear and stay safe!

There’s Time to Get Your Roof Ready for Winter

Are you reading this and thinking…

“To be honest…I can’t patch up my roof any longer.”

I get it. Sometimes you can’t put another bandaid on a big problem. What you need is a solid, worry-free solution that will last for decades. And our crew can help!

Let’s talk about your roof before the cold weather sets in. Even if your budget isn’t going to free up before the holidays, we get you on the schedule for 2021 and give you the peace of mind knowing this will be the last winter you spend fighting against your roof.

You can schedule a call here or just pick up the phone at 570-345-0406. We’d love to help you out.

Wishing you a safe and warm winter,

Don’t Let Hail Damage Become A Major Home Renovation.

Did you know that 8% of properties in Pennsylvania experience hail damage every year? In fact when it comes to hail damage, us Schuylkill county homeowners are in the top 5 areas in the nation.

Catching hail damage early is crucial. Why? When left unchecked hail damage almost always leads to larger and more costly home repairs.

But how do you know what to look for?

In this article, we’ll show you what to look for after that next big storm- and how to catch hail damage before it becomes a bigger problem.

#1. How Do Your Shingles Look?

Your shingles are usually the first indicator of a potential problem. And it makes sense- they do the brunt of the work when protecting your roof in a hail storm.

Because your shingles are most heavily impacted by hail, knowing what to look for after a storm is key to deciding how far the damage has gone- and to what extent you need to repair your roof or home.

But let’s be honest: no one spends a lot of time looking at their roof. So if you find yourself thinking “What on earth do I even look for?!”- you aren’t alone! Take a look out your second story window or, even better, get up close to your shingles and see if you see signs of:

Dark stains

Cracked or brittle shingles

Loose pieces (or entire shingles missing)

Why Dark Stains Mean Roof Problems

Surprised that something as minor as dark stains can mean damage?

Think of this:

Imagine hiking in a forest and coming across a mossy spot on the floor. Moss doesn’t have deep roots, so any clearing with moss means that area has plenty of access to water.

The same goes for your roof! Dark stains on asphalt shingles are early signs of algae or moss growth. Which means this: your roof isn’t doing its job shedding water after a storm.

Brittle and Loose Shingles Can Mean Big Problems, Too

Brittle and cracked shingles are caused by years of sun damage. If you see them, your roof is getting to the end of its life and may need to be replaced.

Loose shingles are an easier fix. If hail has knocked some of the shingles loose but, all in all, your roof looks solid- a contractor will be able to replace the damaged parts and keep your home protected.

In Pennsylvania, we recommend homeowners choose a roofing material that actively protects against hail damage. One of our favorites? The Timberline asphalt shingles from GAF. GAF’s impact resistant shingles are a great way to guard against hail damage and can also help you save money in the long run on insurance.

#2. Check The Outside of Your Home

The first thing you do after driving through a hailstorm checking your car for dents, right?

Your home is no different. A quick walk around your house will let you know if there are bigger problems on the horizon.

How do you know if hail has damaged your home?

Dented, cracked, or broken windows

Blisters, bubbles, or peeling paint

Chipped or cracked vinyl siding

If you see these signs on your house, call a contractor. When the exterior of your home is damaged, it means moisture can start building up inside your walls to create a host of interior problems- like mold.

#3. What’s Going On Inside Your Home?

If you notice exterior damage, take the next step and check inside.

How?

Start in your attic. Water spots on the floor can mean that shingles- and underlayment- is compromised. It’s important to talk to a roofing professional fast, especially during storm season, to protect the inside of your home against mold and mildew.

An experienced contractor can help you evaluate the damage, and make an immediate plan to minimize its spread. If you need to file an insurance claim before undergoing a bigger fix, your contractor should be able to guide you on how to make temporary steps to safeguard your home as the claim is being processed.

Ready to Protect Your Home from Those Schuylkill Storms?

Not sure if your home has hail damage? Worried your roof won’t hold up for another season?

We can help.

We want you to spend each rainy day cozied up on the couch- not worried about the leak in your attic. We’re experts on spotting the warning signs of hail damage and, with a quick look, can show you

And what your options are for repair or replacement.

You’re ready to install a new roof and you know ventilation is top priority.

Looking for a quick guide to the most popular roof vents? We’ve got you covered! This reference will help you make the best choice for your home build and desired look.

#1: Box (“Turtle”) Vents

What to know:

These box or “turtle” shaped vents are usually installed as close to the roof ridge as possible.

Keep in mind these aren’t a “continuous vent” so their air flow isn’t what you can expect from a ridge vent- or a ridge and soffit combination. If you’re only using box vents, most homes will need to install multiple units to get the adequate air flow needed to prevent mold or mildew issues.

#2: Turbine Vents

What to know:

Squeeeeeak! Although newer models don’t have as much of a problem with rust and wear, the biggest downside to turbine vents is they do require regular maintenance to keep them moving freely (and quietly).

Good news for folks looking passive ventilation: wind power works. You don’t need to spend the money on solar-powered vents to keep your roof and attic healthy. When it comes to your roof and attic: wind and natural convection are the way to go.

#3: Ridge Vents

What to know:

Ridge vents are our top pick for new roof installs. As a continuous vent, they give your roof and attic even, all-over ventilation. Plus, they blend into the roof itself for a clean, tidy look.

If it’s possible, we recommend pairing ridge vents with soffit vents. Why? Because in a mixed-climate like Pennsylvania, the combination is a perfect match for both our high humidity in the summer and snow/ice in the winter.

#4: Soffit Vents

What to know:

Soffit vents aren’t usually installed as stand-alone ventilation, but are a great supporting vent that maximizes convection in your attic.

Roof installation is a great time to upgrade. Thinking about adding soffit vents? We can help.

#5: Powered Vents

What to know:

This is a large, powered fan installed between the rafters in your attic that helps “suck out” the air- much like a bathroom vent.

The problem? The science just doesn’t add up. Read more about how powered vents work here.

#6: Solar Powered Vents

What to know:

Solar is gaining in popularity, but powered roof vents (solar or otherwise) still don’t beat out properly sized and installed ridge and soffit vents. And for the price? If you’re looking to add ventilation to an existing roof, box and turbine roof vents work just as well and cost significantly less. In this case, you don’t need the gadgetry to get the job done.

In our article “Your Healthy New Roof”, we mentioned that ventilation is no “one-size-fits-all”. That’s why you need a contractor who can assess not just your roof, but how your roof, attic, home build, and your family’s use of your home work together.

Looking for a great contractor who can not only replace your roof…but make sure you have the ventilation your home needs? We’re right here.
